Al Adl district, Jeddah

Furniture Moving in Al Adl District, Jeddah

A villa district where the slowest part of the day is never the carrying. Curtains, chandeliers and wall fixtures come down properly and go back up the same way.

Prices and how long an Al Adl move takes

A three-bedroom flat in Al Adl moves for SAR 800 to 1,400 and a two-bedroom for SAR 500 to 900. A small villa is SAR 1,500 to 2,500 and a large one SAR 2,500 to 4,000. A flat takes one working day; a villa takes one to two depending on how much carpentry it contains. The price is written down after a free survey and does not move afterwards.

Al Adl is a small district bounded on the north by the old Makkah road, with Mohammed bin Suhmi Street running through its southern centre, and it sits beside Al Muntazahat, Al Fadl, Prince Abdulmajeed and Al Farouq. It contains several medical centres, Al Thagher Hospital among them, and villas and residential plots dominate alongside three-bedroom flats for rent. More villas than apartment blocks is the fact that shapes everything about a move here.

Access: the main street versus the side streets

The first question we ask is not how many rooms.

The first question is the entry point: is the house on Mohammed bin Suhmi Street or in a side street behind it? The difference is large. The main street takes a full-size truck parked alongside without blocking anyone. Side streets in a villa district are almost always narrower than they look on a map, because residents park along both kerbs day and night.

The old Makkah road on the northern boundary gives fast access to central and eastern Jeddah, which makes a move from Al Adl to the central districts quicker than most people expect. The same corridor is congested at the morning and evening peaks, so a loaded truck leaves either before half past seven or after ten.

The medical centres bring steady traffic to some approaches through the day, and that affects where we park rather than whether we can get there. For crosstown jobs see moving inside Jeddah.

Villas usually sit above the mid point of their band because of majlis furniture, garden pieces and store rooms.

A villa survey starts in the upper floors and the store room, not in the living room, because that is where the volume hides. See villa moving.

Curtains, lighting and wall fixtures

Everything fixed to a wall is the last thing taken down and the first thing forgotten.

🪟

Curtains and tracks

The track is unscrewed, not pulled off. Screws go into a bag labelled with the room, the curtain is folded rather than rolled, and it travels in its own bag away from furniture because fabric picks up dust instantly.

💡

Chandeliers and pendants

Isolated at the board, not at the switch. Glass arms come off one at a time and are wrapped individually. A large chandelier needs two people: one holding, one unfastening.

🖼️

Mirrors and framed pieces

A large mirror travels upright, never flat, with foam on the edges first. Wall brackets stay with the piece they belong to rather than going into a general box.

📺

Televisions and wall mounts

The bracket comes off and keeps its own screws. The screen travels upright in its original carton where possible, and nothing is ever placed on top of it.

🚿

Bathroom and fitted accessories

Shelves, towel rails and small mirrors come down if they are yours and stay if they came with the house. Screw holes are filled before handover.

🔧

Putting it back

Reinstallation runs top down: lighting first, then curtains, then framed pieces, so nobody is working above furniture that is already in place.

Carpentry in a villa

The long pole in the tent, and it is not the loading.

JobPrice in SAR
Full bedroom set150 – 300
Sliding or IKEA wardrobe100 – 250
Aluminium kitchen200 – 400
Whole-apartment package400 – 900

Disassembly includes reassembly at the new address.

A villa multiplies the carpentry: two or three bedrooms, a heavy majlis, an aluminium kitchen and sometimes a built-in dressing room. We work from the top floor down, because carrying dismantled parts on a staircase is far easier than carrying whole pieces. See kitchen disassembly and carpentry services.

Majlis and heavy furniture

Measured before it is lifted, not after it is stuck.

  • Large sofas are measured against the door and the staircase before the day; if they do not pass, the legs or the back come off.
  • A large dining table always comes apart: the top separates from the base and each part is wrapped on its own.
  • Majlis rugs are rolled onto a tube rather than folded, because a fold leaves a permanent crease line.
  • Safes and heavy chests are emptied completely before they are lifted, however pointless that feels at the time.
  • Marble and thick glass travel upright and strapped to the body wall.

For pieces beyond normal handling see pianos and heavy items and external hoist work.

Packing that earns its cost

The aim is to protect what scratches, not to wrap everything.

In Al Adl houses the damage we see most often is to painted timber table tops and wardrobe doors, because they are carried face to face. The fix is simple: a blanket between any two surfaces, with the tape on the blanket rather than on the timber. Tape applied straight onto paint lifts it when it is pulled off.

Cartons are filled to the rim and no further, and closed with tape in an H pattern. A half-full carton collapses under whatever is stacked on it, and an over-full one splits at the top. Materials and their prices are on the packing services page.

Storage for villa contents

When the handover of the new house slips.

Volume storedMonthly rate in SAR
One to two rooms150 – 300
Apartment contents250 – 450
Villa contents400 – 800

Billed monthly; items go in wrapped and come out as they went in.

Villa contents need a larger bay and therefore a higher band, but storage remains cheaper than any alternative when a handover is delayed. See villa storage.

Small commercial moves inside the district

Al Adl is not purely residential, and the jobs that come from that are different.

The district has medical centres, clinics and small offices, and the work they generate looks nothing like a house move. The defining constraint is that a clinic or an office cannot close for two days, so the job runs on a Thursday evening or overnight and the place opens as normal the next working morning.

The method changes accordingly. Every piece is numbered and tied to a plan of the new layout before anything is loaded, so nobody is asked "where does this go?" during the unload. Files and papers travel in sealed, numbered boxes and are not opened except in front of the owner.

Sensitive equipment is disconnected and each unit wrapped on its own with its cables in a labelled bag, because one missing cable can idle a whole machine on the first morning. See office moving and clinic relocation.

Mistakes we keep seeing in this district

Five of them, all avoidable.

1

Leaving the curtains to the last hour

They are the last thing anyone thinks of and the first thing forgotten. Take them down the day before and bag them together.

2

Leaving the store room until the end

A villa store room usually holds a third of the real volume. Start there instead of finishing there.

3

Moving plants with the furniture

Pots spill and soil gets into upholstery. Take them in your own car or in a separate last load.

4

Not photographing cable layouts

One photograph of the back of the TV and the router before disconnection saves half an hour of guesswork later.

5

Booking month-end for no reason

Month-end is peak across Jeddah. Mid-month means better availability and a faster day.
