Furniture movers in Um Hablain, Jeddah
Um Hablain is a north Jeddah district split into a western and an eastern half, and it is almost entirely apartment stock: recent blocks with two to five bedroom flats, many of them handed over in the last few years and some still being completed. That shapes the work. Two jobs make up most of what we do here — fitting out a flat that has just been handed over, and moving a tenant from one flat to another. This page is written for those two situations, with the prices in SAR and the questions we will ask before quoting.
Why an apartment district works differently
The lift, not the floor plan, is the limiting factor.
In villa districts the work is horizontal: long distances inside the house and a truck parked at the gate. In Um Hablain it is vertical. The flat is on the third, fourth or fifth floor, the truck stands on a public street, and the whole route passes through one lift shared with every other resident in the building.
That lift decides the day. A standard residential lift here takes two or three people with a box or two. It does not take an assembled wardrobe, a bed frame or a large fridge standing upright. So we dismantle more than we would in a villa, and we count lift trips before we price the job.
- We always ask: which floor, is the lift working, and roughly how wide is the lift door.
- We agree a window with the building caretaker so other residents are not blocked all morning.
- If the lift is out of service or unusually small, the crew size changes — stair carrying needs more hands, not more hours.
This is not administrative detail. It is the difference between finishing a three-bedroom flat in five hours and in nine.
Fitting out a newly handed-over flat
The service most often requested in this district.
Many residents here have taken handover from a developer or bought off plan. In that case there is no old furniture to move at all. There is new furniture arriving from several showrooms on different days, usually with nobody to assemble it.
We cover that whole stage: collecting the new pieces from the showroom or taking them at the building entrance, carrying them up, unboxing, assembling, and taking the packaging away. You are not left coordinating three separate suppliers across three days.
Collection and delivery
We collect from the showroom or warehouse and bring everything up in one organised run.
Assembly of new pieces
Bedrooms, wardrobes and tables built to the manufacturer instructions with the right tools for each type.
Packaging removed
Cartons, foam and plastic leave the flat the same day rather than being left for you.
If the furniture is from IKEA or Home Centre specifically, the method and pricing are on the IKEA and Home Centre delivery and assembly page.
Tenant moves within the district
The shortest moves, and the ones most often done badly.
Moving from one flat to another in the same district looks easy, which is exactly why it usually goes wrong. The tenant carries loads in a private car over several evenings, the move takes three days, and half the furniture arrives scratched.
A short move deserves the same method as a long one: full dismantling, full wrapping, one organised load, then unloading and reassembly. The only difference is that the drive is minutes rather than an hour — which lowers the price, not the standard.
Two slots on one day
A vacate time and a handover time, so nothing ends up sitting in the truck or on the pavement.
Dismantle and wrap at the old flat
Each room is finished completely before the next one is started.
One load where possible
Repeated small trips are what wastes the day on a short move.
Assemble as it arrives
Building starts with the first piece delivered, so the new flat is finished room by room.

Prices in SAR
Our standard Jeddah list, read from the apartment rows.
Flats dominate here, so the rows that matter are the studio, the two-bedroom and the three-bedroom. The floor level does not change the base price. The absence of a working lift does, because it changes crew size and hours.
| Move size | Estimated price (SAR) | What it covers |
|---|---|---|
| Pickup / single items | 80 – 250 | One or two pieces inside Jeddah, loading and unloading |
| Studio or single room | 350 – 600 | Dismantling, packing, loading, transport, reassembly |
| Two-bedroom flat | 500 – 900 | Full crew with a closed truck |
| Three-bedroom flat | 800 – 1,400 | Larger crew and extended packing |
| Four to five bedrooms | 1,200 – 1,900 | Sometimes two days depending on floors |
| Small villa | 1,500 – 2,500 | More than one truck and an extended crew |
| Large villa | 2,500 – 4,000 | Scheduled over two days with full packing |
Prices are estimates and are fixed after a free survey. The agreed figure is written down before work starts and does not change afterwards.
If your flat is on an upper floor with no lift, the specifics and the extra cost are set out on the no-lift upper floor moving page.
Appliances in apartment moves
Appliances take more damage in flats than anything else.
In a flat the appliances are built in tight: a washing machine wedged into a laundry alcove, a fridge in a recess measured to the centimetre, a split air conditioner on the wall with its condenser on the balcony. Getting them out needs correct disconnection, not force.
- Washing machine: transit bolts refitted, or the drum secured, before it is lifted — otherwise the suspension is damaged.
- Fridge: disconnected hours ahead and moved upright, as set out in the fridge moving guide.
- Split AC: gas pumped down properly before removal, covered on the AC removal and installation page.
- Televisions: carried upright in a purpose-made carton, never laid on their back.

Parking and the street
Half the delay on an apartment move is where the truck stands.
In a dense apartment district the building parking is taken all day, and a moving truck needs one fixed space close to the entrance, not one fifty metres away. Every extra metre is repeated with every single piece.
We ask residents to hold a space in front of the entrance the night before or early in the morning, even by parking their own car there until we arrive. That one step saves an hour on average.
A close space
One fixed space at the entrance beats two spaces further down the street.
An early slot
Before residents leave for work the street and the lift are both quieter.
Keys in hand
A late handover of the new flat keys is the second most common cause of a crew waiting.
Storage between two tenancies
A common gap in a district with many renters.
It is normal for the old tenancy to end a week or two before the new flat is ready. The practical answer is not leaving everything at a relatives house, but short, properly handled storage.
We move from the flat to the warehouse, store by the month, then deliver and reassemble at the new address. The furniture stays wrapped from the first day to the last instead of being packed and unpacked twice.
- One to two rooms: SAR 150 to 300 per month.
- A full apartment: SAR 250 to 450 per month.
- A villa: SAR 400 to 800 per month.
Preparation before storage is explained on the preparing furniture for storage page, and the rates on the storage prices page.
What we need before we can quote
Five pieces of information are enough for an accurate figure without a visit.
Floor number and lift
The single most important fact in this district; it changes both price and crew.
Rooms actually furnished
Not the number of rooms in the flat, but the ones that contain furniture.
Large appliances
Fridge, washing machine, split units, televisions — listed by count.
The second address
Within the district or across the city, because that sets the journey time.
Your preferred date
And whether it can flex by a day, which usually buys a better slot.
Send those five with quick photos of each room on WhatsApp and a written quote comes back the same day. For background on what sits inside an apartment price, see the apartment moving page.
West and east Um Hablain are not the same job
One name, two sets of site conditions.
The western half has a higher share of completed, fully occupied buildings. The eastern half still has construction under way and blocks being handed over in stages. That difference changes the preparation entirely.
In the fully occupied half the problem is congestion: a busy street and a shared lift. In the newly handed-over half it is the opposite — the lift may not have been commissioned yet, the supply may still be on a temporary meter, or the entrance may still be partly blocked with building material.
- In recently handed-over blocks we ask directly whether the lift is commissioned and running on permanent power.
- If it is not, we schedule on the basis of stairs and say so in the quote rather than afterwards.
- We confirm a moving truck can actually clear the main gate; some new entrances still have temporary barriers.
- We ask for the caretaker number in advance so nobody is left waiting outside for half an hour.
These are small questions. They decide whether the crew starts on time or an hour late.

We add crew and break large pieces down further. We need to know before the date is fixed, because it changes the team and therefore the price.
Yes, and it is one of the most common jobs here. We use the same method as a long move but the price is lower because the drive is only minutes.
Yes, with the gas pumped down correctly before removal and recharged on reinstallation if needed. It is priced as a separate service from the move.
Yes. Storage is monthly from SAR 150 for one or two rooms, and we handle transport both ways with the furniture staying wrapped throughout.
