Furniture Moving in Al Waziriyah District, Jeddah

A compact rental district where most moves are a handover and a move-in on the same day. We plan the whole day around your handover time, not just the loading.

What the move costs, and what makes Al Waziriyah different

A two-bedroom flat in Al Waziriyah moves for SAR 500 to 900 and a three-bedroom for SAR 800 to 1,400. A single item travels on a pickup for SAR 80 to 250. The rates are the published ones used across Jeddah and they are confirmed in writing after a free survey.

The district is small, bounded on the north by Al Falah road, and sits beside Al Jawhara, Al Farouq and Al Mahjar. Prince Abdullah Al Faisal Stadium is at its northern edge and King Abdulaziz Hospital is nearby. Most units are flats for rent and sale, with residential plots between them. That mix is why the dominant job here is not a house purchase but a lease ending — and a lease ending means the old flat has to be empty before the new one is yours.

Same-day handover and move-in

The hardest kind of move to improvise, and the one most people try to improvise.

1

Read the exit clause before you book the truck

Some contracts require the flat to be returned to its original state: shelves off the walls, screw holes filled. These are small carpentry jobs, but they take half an hour and belong in the plan, not in a surprise at the end of it.

2

Book the day before the handover hour, not the hour before

If the handover is at two, loading starts at seven. The flat has to be empty and swept before the owner or agent arrives, with time to spare.

3

Disconnect utilities after loading, not before

An early disconnection means working with no lift and no stair lighting. Finish the loading first, then close the accounts.

4

Photograph the empty flat before you hand over the key

Walls, floors, kitchen, bathrooms, after the last piece is out. These photographs are what settle any later argument about the deposit.

5

If the new place is delayed, store rather than extend

A month of storage for a flat of furniture is SAR 250 to 450 — far less than an extra month of rent.

Match days at the stadium

A local detail that changes the plan more than the weather does.

When there is a fixture at the stadium on the northern edge of the district, the surrounding streets fill up two hours before kick-off and stay full for an hour afterwards, and some approaches are closed for crowd management. A loaded truck in that window means a long search for somewhere to stop and a delay that has nothing to do with the work itself.

So we ask for the date, check whether there is a match, and either finish loading and unloading before midday or move the booking by a day. It is a small step that has saved a number of our customers an hour or two of standing around.

The same logic applies to Fridays and to the first days of a holiday, when pressure on the eastern corridors rises across the board.

Carpentry in rented flats

Fitted pieces come apart harder than they went together.

JobPrice in SAR
Full bedroom set150 – 300
Sliding or IKEA wardrobe100 – 250
Aluminium kitchen200 – 400
Whole-apartment package400 – 900

The disassembly price includes reassembly at the new address.

Sliding wardrobes in rented flats are usually installed hard against the wall and fixed to it. Taking one down needs a carpenter who knows how to release the runners without breaking the rollers, and this is the single piece most often damaged when a non-specialist tries. See disassembly and assembly and kitchen work.

Air conditioners: the question to settle before moving day

Who owns the unit, and who takes it down?

  • If the landlord supplied the unit it stays, it is not touched, and that is recorded in the handover note.
  • If you bought it, removal needs a refrigeration technician rather than a loader: recovering the gas, disconnecting the copper lines and closing the wall opening.
  • The outdoor unit is heavier than it looks and needs two people and a safety line if it sits on an exposed facade.
  • The wall opening is normally sealed before handover, or the cost comes out of the deposit.
  • Installing in the new flat needs the landlord’s agreement if there is no existing opening.

See AC removal and installation for how this is priced.

Streets, access and the hospital corridor

Why we sometimes use two vehicles for one job.

The main roads around Al Waziriyah are generous, so a truck reaches the edge of the district quickly. The district itself is another matter: it is small, the buildings sit close together, and the internal streets are narrower than the newer southern subdivisions. The last fifty metres, not the first five kilometres, decide how the day goes.

In practice we send a smaller vehicle into the side streets and consolidate into a larger truck at the edge when the destination is outside the district. It adds half an hour and it avoids double-parking in front of a building, which in a district this dense causes real friction with neighbours.

Traffic near the hospital runs all day and does not follow the city’s usual peaks, because shift changes are their own rhythm. We avoid scheduling the start of a large job into those windows, especially for addresses in the northern part of the district.

Storage between two leases

The obvious tool for a district where most people rent.

Volume storedMonthly rate in SAR
One to two rooms150 – 300
Apartment contents250 – 450
Villa contents400 – 800

Billed monthly, with access arranged in advance.

Furniture is wrapped before it enters the warehouse rather than after, because wrapping inside leaves dust between the layers. See preparing furniture for storage.

What you are not taking with you

A decision that belongs a week before the move, not on the morning of it.

In a district with this much turnover we see a family every week carry a broken wardrobe or a tired mattress into a smaller flat and throw it out a month later. Sorting before loading often cuts the volume by a quarter, and a quarter less volume can drop the job a full band on the price table.

The working rule: anything unused for a year, any appliance you intend to repair one day, and any furniture broken in its frame rather than its surface — those three do not travel. Sound items you no longer need can be sold or given away in the week before; broken ones go through a separate disposal service.

Make three groups in every room — going, selling, disposing — and put a coloured sticker on each piece. When the crew arrives in the morning they will not ask about a single item, and that alone takes half an hour out of the day. See old furniture disposal and the moving checklist.

Al Waziriyah moving questions

What residents and tenants in the district ask us.

SAR 500 to 900, set after a free survey based on the floor, the lift and how many pieces need a carpenter.

Yes, and it is the most common job we run here. Loading starts at seven so the old flat is empty well before the handover time.

Yes, with a refrigeration technician rather than a loader. If the unit belongs to the landlord it stays and that is recorded in the handover note.

No. We use a smaller vehicle for the last stretch and consolidate at the edge of the district when needed, so we are not double-parked outside your building.

On the day itself, yes. We check the fixture list and either finish before midday or move the booking by one day with your agreement.

Monthly storage: SAR 250 to 450 for a flat of furniture, which is cheaper than extending the lease by a month.

We can, as a small extra job, and we flag it in advance because it is a common clause in rental contracts here.

Three to four, including at least one carpenter for the dismantling and reassembly.

Yes. See moving outside Jeddah for destinations and pricing.

Two days ahead normally, a week for month-end, which is when most leases turn over.
