Curtain and Fixture Refitting in Jeddah
Curtains are the last thing to come down in the old home and the first thing you want up in the new one. They are a separate line with their own price and are not covered by the furniture transport figure. We label them, measure your new windows, and make good the holes.
Landlords, deposits and drill holes
For anyone on a rental contract in Jeddah, this is where to start rather than finish.
Taking down curtain brackets leaves holes in the wall, and so does removing TV mounts and shelves. Many tenancy agreements make returning the unit conditional on those marks being made good, and the landlord inspection happens after the place is empty.
So the question we ask at the survey is simply whether there is a handover. If there is, the making-good line goes into the quote and the work is scheduled for the morning, leaving time for filling and drying before anyone inspects.
Be clear about what this covers: filling and smoothing the fixing holes, not repainting a room. If full repainting is expected, that is different work and we say so plainly rather than leaving you to assume either way.
Agreeing this before the day, in writing, removes the single most common argument at the end of a lease.
Fittings are not interchangeable
One word, several completely different jobs.
| Fitting type | What comes down | What happens at the new address |
|---|---|---|
| Concealed track in a plasterboard ceiling | Usually the fabric only | The track stays behind; a new one may be needed for the new window |
| Metal pole on wall brackets | Brackets, pole and fabric | Hanging height is re-measured, not simply copied |
| Roller or zebra blind | The whole unit with its mechanism | Width cannot be adjusted on site: it fits or it does not |
| Pleated blind inside the frame | The unit, out of the window frame | Depends on the new frame to within centimetres |
| Double-layer curtain | Both layers and the double track | Needs more fixing depth than a single track |
We ask which type you have before quoting, because removal and refitting times differ sharply between them.
Roller and zebra blinds produce the most unpleasant surprises, because the unit width is fixed and cannot be cut on site. If the new window is narrower the blind will not fit at all; if it is wider you are left with gaps at the sides.
Measure the new windows before anything comes down
The step that decides whether moving them is worth doing at all.
Windows do not match between two homes. They can look identical and differ by ten centimetres, and that is enough to make a roller blind unfittable or leave a floor-length curtain visibly short.
So we ask for measurements at the new address before the removal day: width, height, frame depth and what is above the window. Three windows is usually enough to form a picture, and the rest are measured on the day.
If the measurements show that particular pieces will not work, you hear it before you pay to remove, transport and refit them. In a good number of cases that removes an entire line from your bill.
Labelled by room and window
Dozens of near-identical pieces, one method for not mixing them up.
An average apartment can have more than ten curtain pieces, the same colour and fabric, differing in length by a few centimetres. Sorting them at the new address without labels eats an hour and usually ends with something hung in the wrong room and noticed days later.
- A tag on every piece with the room name, window number and orientation
- Screws and brackets bagged and taped to the track they belong to, not pooled in a box
- A photograph of each window before removal, with the curtain still hanging
- Long curtains folded along their existing fold lines, not at random
- Fabric in sealed bags, never loose in open boxes with furniture
Folding along the existing lines sounds trivial and is not: fabric folded the other way carries creases that take time to drop out after rehanging, and sometimes need ironing.
Brackets, shelves and TV mounts in the same visit
Everything fixed to a wall belongs to the same line.
This is not only about curtains. In the same visit we remove and refit wall-mounted TV brackets, floating shelves, towel rails and bathroom fittings, large clocks and sometimes hallway mirrors.
Grouping them is cheaper because it is one technician, one set of tools, and the holes are made good in a single pass. Splitting them across visits raises the cost and doubles the patching.
One warning that comes up repeatedly: a TV bracket must not be refitted to plasterboard without a fixing rated for it. That is the single most common reason a television comes off a wall weeks after a move. We ask what the wall is made of before drilling, every time.
Washing before rehanging: when it makes sense
A decision that either saves you a job or delays your first night.
A move is the natural moment to wash curtains, because they are already down and will not be down again for a long time. The decision hinges on one thing only: timing.
If you are sleeping in the new home that night, postpone the washing. Damp or unready curtains mean uncovered windows on your first night. The practical answer is to rehang as they are and wash later, room by room.
If the new home will stand empty for a while, washing before rehanging is clearly the better order. We do not provide the washing itself, but we schedule the removal and refitting around your decision and tell you which order suits your situation.
Prices in SAR
A separate line within the dismantling and reassembly rates.
| Move size | Estimated price (SAR) | What it covers |
|---|---|---|
| Pickup / single items | 80 – 250 | One or two pieces inside Jeddah, loading and unloading |
| Studio or single room | 350 – 600 | Dismantling, packing, loading, transport, reassembly |
| Two-bedroom flat | 500 – 900 | Full crew with a closed truck |
| Three-bedroom flat | 800 – 1,400 | Larger crew and extended packing |
| Four to five bedrooms | 1,200 – 1,900 | Sometimes two days depending on floors |
| Small villa | 1,500 – 2,500 | More than one truck and an extended crew |
| Large villa | 2,500 – 4,000 | Scheduled over two days with full packing |
Prices are estimates and are fixed after a free survey. The agreed figure is written down before work starts and does not change afterwards.
Curtains and fixtures fall under dismantling and reassembly, not under transport. A bedroom is SAR 150 to 300, a sliding or flat-pack wardrobe SAR 100 to 250, an aluminium kitchen SAR 200 to 400 and a full apartment package SAR 400 to 900.
The curtain line itself is set at the survey according to the number of windows, the fitting type and the ceiling height. The survey is free and the written price does not change afterwards.
How long it takes
A realistic estimate so you can plan the day.
Time depends on ceiling height far more than on the number of windows. A window at normal height is quick work. The same window under a high ceiling needs a ladder and two people and becomes markedly slower.
The second factor is the fitting. Pulling fabric off a concealed track is fast. Unscrewing brackets bolted into concrete takes time and leaves marks that then need filling.
So the survey gives you a time estimate for this line separately from the transport estimate, so you know when it starts and ends and are not surprised by a technician still working after the furniture has gone in.
At the new address we recommend hanging bedroom curtains first and the rest afterwards, because the bedrooms are what the family actually needs on the first night.
Villas and apartments are different jobs
The same line, at a very different scale.
In an apartment the count is limited and the heights are similar, and the work is normally finished in one visit alongside the rest of the dismantling and reassembly.
A villa is another matter: more windows, heights that vary between halls and bedrooms, and sometimes stairwell windows or double-height living rooms that need taller ladders and their own arrangement. Those windows are exactly what must be mentioned before quoting rather than after.
Where it is needed we price villa curtains in two stages: ordinary windows in the first visit alongside the move, and high-level windows in a dedicated visit with the right equipment. That is faster and cheaper than trying to finish everything on a day already full of furniture.
If your curtains do not fit the new place
A real possibility, better planned for than ignored.
If the measurements show some pieces will not work, you get three options with prices: move and store them until you decide, leave them if the landlord wants them, or have them taken down and handed over wrapped and labelled to sell or keep.
What we will not do is move and refit them and then tell you they do not suit. Measuring beforehand exists precisely to prevent that, and it costs nothing.
If you decide to buy new curtains for the new home, we can fit those in the same visit rather than a second one, provided they are made up and measured. That too is written into the quote in advance.

Frequently asked questions
No. Curtains and wall fixtures are a separate line under dismantling and reassembly, priced at the survey by window count and fitting type.
Privacy. An empty home with uncovered windows is uncomfortable, and curtains never obstruct carrying furniture out.
Not necessarily. We ask for the new measurements before removal, because a ten-centimetre difference is enough to make a roller blind unfittable.
Roller, zebra and pleated blinds, because the unit width is fixed and cannot be cut on site.

We do, as a quoted line, where there is a handover. It covers filling and smoothing, not repainting a room.
Yes, in the same line and visit. We confirm the wall type before refitting, since a bracket on plasterboard needs a rated fixing.
Postpone it if you are sleeping there that night. If the home will stand empty for a while, washing before rehanging is the better order.

You get three priced options: store them, leave them, or take them wrapped and labelled. We do not refit them first and tell you afterwards.
