Majlis and Large Sofa Moving in Jeddah

A majlis or a large sectional is the piece that derails more Jeddah moves than anything else, not because it is heavy but because it is usually wider than the door. The fix is a measurement taken before you book, not an attempt on the day.

What actually goes wrong with oversized seating

The failure is almost always the same, and it happens in the first ten minutes.

A crew arrives, lifts the sofa, reaches the doorway and stops. At that point there are only bad options left: force it and tear the upholstery, take the door off its hinges and hope, or leave the piece behind after you have already paid for a vehicle and a crew.

Most large furniture comes apart. Beds dismantle, wardrobes dismantle, dining tables lose their legs. A great deal of majlis seating and many large sofas are built on a single covered frame and do not come apart at all unless they were designed to.

So the piece that came into the building years ago has to leave by the same route, and that route often no longer exists. A door was replaced, a corridor narrowed by fitted storage, a lift installed that is smaller than the stairwell used originally.

We treat it as a small geometry problem before we treat it as a load. Measure, decide, then price. Doing it in the other order is how furniture ends up wedged in a stairwell.

Three numbers settle it before you book

Two minutes with a tape measure saves a whole working day.

We ask for three numbers, and we ask for them at both addresses. People measure the home they are leaving and forget the one they are going to, and the problem is usually at the new address.

1

Largest dimension of the piece,Height, width and depth of the single item; the biggest of the three is the number that matters

undefined

2

Tightest point on the route,Door width including the frame, corridor width at the turn, and the narrowest point in the stairwell

undefined

3

The lift opening,Door width, car depth and car height, since a piece may go in at an angle

undefined

The rule: if the largest dimension of the piece is smaller than the tightest point on the route, it goes through. If the two are close, it goes through tilted and with experience. If the piece is larger, it does not go through at all, and trying costs you torn fabric or a cracked frame.

Send those numbers with photographs on WhatsApp and we will tell you which of the three cases you are in before you commit to anything.

Does your frame actually come apart?

Claiming a piece dismantles when it does not is how upholstery gets ruined.

Modern sectionals and modular sofas are usually built to separate: legs unscrew, backs lift off the bases, corner units detach. These are straightforward and need little more than a screwdriver and blankets.

Traditional majlis seating and many fixed-frame sofas are not. The covering is stretched and stapled over a single wooden carcass. Taking that apart means removing and refitting the upholstery, which is reupholstery work rather than moving work, and the piece rarely comes back looking the same.

Our position is simple. If it comes apart, we take it apart. If it does not, we say so and look for another route rather than promising a dismantle that will ruin it. If you want it attempted anyway, the quote records that it is at your risk and that the finish is not guaranteed.

When a crane lift is the only route left

Not a luxury add-on. Sometimes it is the only way out of the room.

When a piece is larger than both the door and the lift and does not dismantle, one route remains: the balcony or a large window, with a crane. It is a separate service with its own cost and its own conditions, and it cannot be quoted from photographs alone.

  • Written permission from building management or the owners
  • A clear, safe area directly beneath the lifting point for the whole operation
  • A balcony or opening that genuinely fits the piece once any removable glazing is out
  • Suitable weather: strong wind postpones a lift, with no exceptions
  • Daylight and clear visibility; lifts are not carried out at night

We give you the crane cost before you book rather than on the day, because it is a significant line and you are entitled to decide on it. Sometimes selling the piece and buying another at the new address genuinely costs less than lifting it twice, and we will say so.

Prices are estimates and are fixed after a free survey. The agreed figure is written down before work starts and does not change afterwards.

A majlis or sofa moved on its own sits in the first or second row depending on how many pieces there are. What may be added: a crane lift, extra crew for a stair carry, or dismantling and reassembly where the frame allows it.

Dismantling is SAR 150 to 300 for a bedroom and SAR 400 to 900 for a whole apartment package. Monthly storage for seating follows the storage rates, from SAR 150 to 300 for one or two rooms. The survey is free and the written price holds.

Fabric, leather and exposed wood need different wrapping

Each covering has a different enemy, and one wrapping method does not serve all three.

Fabric upholstery is threatened by abrasion and dust. It is blanket-wrapped first and only then covered in plastic on the outside, never plastic against the fabric, so humidity is not trapped against it in Jeddah conditions.

Leather and faux leather are threatened by heat and point pressure. Plastic is not applied directly on a hot day because it can mark the surface, and straps never pass directly over leather; they go over the blanket.

Exposed wood on traditional majlis pieces, the carved arms, bases and legs, is threatened by impact. Corners and legs are wrapped individually in compressed card before the blanket, because they are the first thing to meet a door frame.

Cushions travel separately and numbered. One missing cushion leaves an incomplete set, and it is rarely replaceable because the fabric is a specific dye lot.

Floor-seating majlis versus raised sectionals

The same word covers two jobs that have almost nothing in common.

A traditional floor majlis is mattresses, backrests and armrests, all separate. It is the easiest thing in the house to carry: flexible pieces that fold, tie and stack. Its problem is quantity, dozens of similar pieces that get mixed up if nothing is labelled.

So we number floor-majlis pieces by the wall they came from rather than in an arbitrary order. A simple label on the wrapping saves an hour of rearranging at the new address, and it matters far more than expensive wrapping.

A raised sectional is the opposite: few pieces, each very large, where dimensions rather than quantity are the whole problem. The two jobs need different crew sizes and different amounts of time, so we ask which you have before quoting.

Placing it and protecting the floor

The largest item goes in first, because everything else is arranged around it.

Seating goes into its final position before any other item enters the room. It is the biggest thing there, its route in needs a clear corridor and a turning angle, and that space is the first to disappear once boxes arrive.

Decide which wall each section is going against before we arrive rather than while a crew is standing in the hallway holding it. Moving a heavy piece twice inside a room wastes time and scuffs the floor, and one decision in advance avoids both.

On marble or parquet we fit pads under the feet before the piece settles. It takes seconds and prevents a permanent mark that cannot be undone afterwards. Before the crew leaves we check with you that the feet sit level, the numbered cushions are back in place and there is no visible damage to arms or bases.

Storing seating between two homes

A common situation when a handover date slips.

Majlis sets and large sofas are among the most commonly stored items, simply because they consume so much floor area in a smaller interim home. Storage starts at SAR 150 to 300 a month for one or two rooms and SAR 250 to 450 for an apartment.

The important difference: a piece going into storage is wrapped differently from one going straight into a new house. Storage needs ventilation rather than sealing, so fabric is not shrink-wrapped tightly for a long stay, and pieces are kept off the floor.

Tell us at the survey if any of the seating is going to storage. It changes the wrapping and the price, and it is far better calculated once than paid for twice in rewrapping.

Lines usually booked alongside oversized seating.

If the seating is part of a whole-home move rather than a single collection, start from home moving services in Jeddah, and for what raises or lowers the figure across every size see district furniture moving in Al Murjan as an example of how a district job is quoted.

Reassembly of other pieces in the same room is covered in bedroom dismantling and reassembly. If the piece has to go up or down stairs because the lift will not take it, moving without a lift explains how that carry is measured and charged.

If the seating will sit somewhere for a while before your next home is ready, furniture storage in Jeddah gives the monthly rates and the different wrapping that storage requires.

All of it is booked on one number and arrives as a single written quote before any work begins.

Frequently asked questions

Measure the largest dimension of the piece and the tightest point on the route, at both addresses. If the piece is smaller it goes through; if larger it will not, however it is attempted.

No. Modular and sectional sofas usually do. Fixed-frame majlis seating with stapled upholstery does not, and taking it apart is reupholstery work rather than moving work.

It is a separate line quoted after an on-site survey, depending on height and the space available below the lifting point. We tell you before you book, not on the day.

For short distances with blankets and a tight cover, yes. We prefer a closed vehicle for fabric and leather to keep dust and direct sun off it.

They travel separately and numbered by the wall they came from, because a dye lot is rarely matched if one goes missing.

Not directly, and not on a hot day; it can mark the surface. A blanket goes on first, and straps never pass over leather directly.

It falls in the first or second row of the rate table, roughly SAR 80 to 600 depending on the number of pieces. The final price is written after a free survey.

Yes, from SAR 150 to 300 a month for one or two rooms. Wrapping for storage differs from wrapping for immediate delivery.

Easier to carry, harder to reassemble, because it has many similar pieces. We number them by wall to make the new layout quick.

We stop before that happens. If the measurements show it will not pass, we offer a crane lift or a dismantle where possible rather than forcing it.
