Wththab Jeddah - furniture moving and storage

Real Estate Office Movers in Jeddah

A real estate office does not really move furniture — it moves paper. Contracts, title deeds, powers of attorney and client files are the firm capital, and losing one of them is not a problem you solve by buying a replacement. So we build the plan for an agency relocation around the archive first and the furniture second, with a price written down after a free survey.

The archive comes first

In any property agency the cabinet holding the contracts matters more than all the furniture put together, which is why our plan starts there rather than with the desks. First rule: the archive is not mixed into the furniture load, is not carried in open boxes, and is never without a named person responsible for it at any point.

We use sealed, numbered archive crates, and each crate is marked with a number and a file range — A to D, or contract numbers 100 to 180 — never with a description of its contents. The detailed list stays on a single sheet held by the office manager, so nobody else knows what is in any given crate.

Crates are sealed with tamper-evident tape and handed over by count and signature both at loading and at unloading. For offices that prefer it, we move the archive on a separate run accompanied by a member of their own staff.

  • Keep archive crates out of the general load — separate run or separate zone.
  • Number crates by file range rather than by contents.
  • Sign for the crate count at loading and again at delivery.

The safe and the property keys

Most agencies hold keys to units under management or being shown, some on a key board and some in a safe. Those keys are a responsibility owed to other owners, and losing one can mean paying for a full lock change.

We handle them with a single rule: keys do not go in the truck. They are listed and placed in a locked bag that travels with a member of the office staff in their own car, exactly as we treat gold and legal documents on a residential move. This is policy, not a courtesy.

The safe itself travels empty. Its contents come out before it is lifted and stay with the responsible person, and then the safe moves on carrying straps with extra crew, because its mass is concentrated over a small base. If it is bolted to the floor or wall, the fixings come off and travel with it.

Display screens and listing boards

Listing screens are the shopfront of an agency and are usually large and wall-mounted. They are removed by releasing the mounting bracket rather than pulling on the panel, and travel upright in their original carton if it exists, or in a crate foam-lined on both faces.

Printed listing boards with backlighting come apart into their components: frame, printed panel, light strip and driver. The parts are numbered and wrapped separately, because trying to move the board whole usually ends with a bent frame or a torn print.

Computers and small servers follow the method on our office furniture moving page: a verified backup before anything is disconnected, separate crating, and a photograph of the cabling before it comes apart.

Scale models

Crated with a foam margin on every face and carried alone.

Scale models and architectural maquettes

The architectural model is the hardest single item in a property office. It is usually acrylic, thin timber and many small glued parts, it tolerates neither vibration nor pressure from any direction, and it is expensive and effectively unrepairable.

We wrap the model in a dust cover, add a foam layer that does not press directly on raised detail, and then place it in a crate larger than the model with a foam margin on every face. It travels alone on a flat surface, with nothing above it and nothing beneath it.

For very large models we build a simple timber frame around them before the move. The cost of the frame is far below the cost of rebuilding a damaged model, and far below the embarrassment of presenting a broken one to a client.

Confidentiality in transit

Property is a business of prices, ownership records and client data. So we apply tighter controls for agencies than for a general office move: no archive crate is opened in front of anyone, no file contents are photographed, and crates are never left on site unsupervised.

We also recommend two things from your side: move genuinely sensitive paper in the agency own vehicle where practical, and take a full digital backup before the move. The backup protects against lost time as much as lost data if a crate arrives late.

Everything we carry is handed over by count and signature, with a copy of the handover list kept by both parties. One document that settles a later dispute is worth more than any verbal assurance, however good the relationship.

What actually stops an agency working

Not the furniture. An agency can trade from a mobile phone the day after a move. Three things genuinely stop it: an archive that has not been refiled, internet that has not been activated, and exterior signage that has not been installed.

The archive is solved by numbering in advance — numbered crates return to their cabinets in the same order within an hour. Packing at random means a week of hunting for a contract a client wants today.

Internet and signage both need booking with the provider and the sign company a fortnight before the move rather than after it. That early booking is the difference between an agency that opens the next day and one that stays shut for a week.

  • Book the internet transfer a fortnight before the move.
  • Agree the signage installation date before the move, not after.
  • Refile the archive by pre-numbering so it takes an hour rather than a week.

Towers and business parks

Many agencies in Jeddah sit inside office towers with their own management and rules: a vehicle permit, moving hours outside business hours, a goods lift booked by the hour, and sometimes an insurance certificate required from the moving company.

Begin those formalities a week ahead. A truck arriving without a permit waits in the street or is turned away, and both cost time and money.

Ask about the height limit at the basement car park entrance as well. Many towers have a limit that excludes larger closed trucks, which changes the vehicle we send and needs to be known in advance.

  • Start the permit and goods lift booking a week ahead.
  • Check the basement entrance height limit and tell us.
  • Confirm whether building management requires an insurance certificate.

A checklist for the office manager

Ordered by time, and based on what actually recurs in agencies we have moved.

  • Two weeks out: book the internet and landline transfer and agree a signage date.
  • Ten days out: begin permit and goods lift formalities in both buildings.
  • One week out: renumber the archive and prepare the sealed crate list.
  • Three days out: take a full digital backup and verify it actually restores.
  • The day before: empty the safe and list the property keys into a locked bag.
  • Moving day: appoint one person to count and sign, and only one.
  • After the move: refile the archive before anything else, then arrange the furniture.

An agency that follows this list is working the next day. An agency that improvises loses a week of trading, which costs far more than any difference in the moving fee.
