Move-out cleaning and moving in Jeddah
At the end of a Jeddah tenancy the hard part is not the move or the clean on their own, it is putting them in the right order. Nobody can clean a flat that still has furniture in it, and no landlord takes keys back before it is cleaned. Our part is the first half and we are explicit about it: a complete clearance at a fixed hour, with dismantling, wrapping and interim storage where needed, so the unit stands empty and ready for the cleaners or for you.
Why moving and cleaning collide
Because both need the same empty floor at the same time.
The reason is simple. Clearing needs open floor to manoeuvre, and cleaning needs floor that is completely free of furniture so it can reach corners and the space behind wardrobes. If the two crews overlap, both lose time and the flat ends up half clean.
- Furniture left in one room means that whole room gets postponed.
- Cartons and wrapping left after loading have to go out before cleaning starts, not after.
- Wet cleaning products on the floor obstruct the moving crew if cleaning begins too early.
- Handover happens after both are finished, so a delay in either delays your deposit.
The fix is not speed, it is sequence: complete clearance in the first half of the day, cleaning in the second half or the next morning.
What we do and what stays with you
A clear split of roles that prevents wrong expectations.
We are a moving and storage company, and that is exactly our scope. We say so plainly, because a lot of advertising blurs the two services and the customer only finds out on the day that one of them was never on offer.
We do: full clearance
Dismantling, wrapping, loading and transporting everything in the unit at the agreed hour, until it stands empty.
We do: dismantle and reassemble
Bedroom sets, wardrobes and aluminium kitchens come apart here and go back together at the new address.
We do: interim storage
If the new home is not ready, contents go into monthly storage against a written inventory.
You do: the cleaning itself
Deep cleaning, air-conditioner washing and floor work are handled by a cleaning crew or by you, straight after we leave.
That split makes the timetable realistic. We guarantee the unit is empty by a stated hour, and you book cleaning an hour after it or the following morning.
The two-day schedule we recommend
A practical order that hundreds of Jeddah tenants have used.
Two days before
Sort what moves from what goes, empty the fridge and freezer, and disconnect the washing machine so it drains.
Day one, morning
The moving crew arrives, large furniture is dismantled, glass and mattresses are wrapped, then loading begins.
Day one, midday
The load goes to the new address or into storage, and the flat becomes completely empty.
Day one evening or day two
Cleaners enter an empty unit, which is the only condition in which a full clean is possible.
After cleaning
Walk the unit with the landlord or agent, photograph it, hand over keys and recover the deposit.
Compressing these stages into a single day usually ends in a shallow clean and a deduction from the deposit.
What actually triggers deposit deductions
Most of it happens on moving day, not over years of living there.
The deductions Jeddah tenants face are rarely about normal wear. They are damage caused in the hours of clearance itself: a wall scraped by a wardrobe corner, a tile cracked by a heavy piece, a door hinge pulled while forcing out a sofa that should have been taken apart.
- Wall scrapes in corridors and stairwells while large pieces come out.
- Furniture-leg marks on tiles from dragging instead of lifting.
- Shelf and television fixings left as holes in the wall at handover.
- Tape and adhesive residue on doors and floors.
- Missing keys or remotes that were never collected in one place.
We sheet corners and entrances before loading starts and dismantle anything that will not pass safely, and that alone prevents most of these deductions.
Interim storage when the dates do not meet
The most common situation at the end of a lease.
In most cases the old lease ends days or weeks before the new place is ready. Interim storage separates the two dates and gives each one its own day.
| Storage volume | Monthly rate (SAR) |
|---|---|
| One to two rooms | 150 – 300 |
| Full apartment | 250 – 450 |
| Villa | 400 – 800 |
Storage is billed monthly and includes inventory and wrapping before intake.
Contents go in against a written inventory, fully wrapped, and come out under the same numbering. See furniture storage in Jeddah.
What the clearance itself costs
Published ranges driven by volume, not by how tight your deadline is.
| Move size | Price range (SAR) |
|---|---|
| Pickup / few items | 80 – 250 |
| Studio or single room | 350 – 600 |
| Two-bedroom apartment | 500 – 900 |
| Three-bedroom apartment | 800 – 1,400 |
| Four to five bedrooms | 1,200 – 1,900 |
| Small villa | 1,500 – 2,500 |
| Large villa | 2,500 – 4,000 |
Ranges depend on volume, floor level, distance and lift access. The survey is free and the price is written down before work starts.
We do not raise the price because your date is close or your lease ends tomorrow. What moves the price is volume, floor level, distance and lift access, all of which are known before booking. For comparison see furniture moving prices.
Dismantling before cleaning
What comes apart today saves two hours tomorrow.
| Service | Price range (SAR) |
|---|---|
| Bedroom set dismantle and reassemble | 150 – 300 |
| Sliding or IKEA wardrobe | 100 – 250 |
| Aluminium kitchen | 200 – 400 |
| Full apartment package | 400 – 900 |
Covers dismantling, protective wrapping and reassembly at the new address.
Taking down fixed wardrobes and aluminium kitchens is not only a service, it is a practical condition for cleaning behind them. The space behind a fixed wardrobe never gets cleaned, and it is the first thing a landlord inspects. See disassembly and assembly.
The rooms that eat the most time
Setting the order inside the unit saves a full hour.
Rooms are not equal in clearance time. The kitchen, the main bedroom and the store room account for roughly half the day between them, while the living room and children rooms finish quickly because their contents are fewer and larger.
- Kitchen: the most items and the smallest, needing careful packing for glass and crockery.
- Main bedroom: the largest pieces needing dismantling, and the most scratch-sensitive.
- Store room and laundry: accumulated contents that need sorting before packing, not during.
- Bathrooms: very quick, but always last, because they stay in use until the final moment.
We always start with the kitchen and store room early in the morning and leave the living room and bathrooms for the last two hours. That order alone brings the finishing time forward noticeably.
Photograph it before and after
The cheapest insurance available, and it costs nothing.
Disputes at handover are settled by photographs, not memory. Two minutes of photos before loading and after cleaning replace a long argument about the deposit.
Before loading
Photograph floors, walls, doors and the state of the air conditioners, with the date visible if possible.
During loading
A written inventory of what leaves the unit, which we hand to you as part of the job.
After cleaning
Photograph the empty, cleaned unit from the same angles as the first set so the comparison is obvious.
At handover
Photograph keys and remotes together at the moment you hand them over. They are the most disputed item afterwards.
This habit saves Jeddah tenants real money every year, and it is nothing to do with the movers or the cleaners. It is yours alone.
When is one day enough?
Not impossible, but conditional.
Clearance and cleaning can share a single day if three conditions hold together: the unit is a studio or one-bedroom flat, it is on a floor with a lift, and the cleaning crew is booked and waiting rather than called on the spot.
- Studio on a floor with a lift: comfortably possible.
- Two-bedroom flat: possible if loading starts very early.
- Three bedrooms or more: unrealistic, and the usual result is an incomplete clean.
- A villa: two days minimum, often three once the garden and store room are counted.
We tell you during the survey whether your timetable is realistic, because an undeliverable promise hurts both sides.
When handover and collection fall on the same day
Tight, but workable with precise sequencing.
Sometimes the old lease expires on the very day you collect the new keys. The sequence becomes critical, and any delay on one side delays both. We run this as three consecutive stages in one day with a clear safety margin.
Early clearance
Loading starts in the first hours of the morning with a larger crew than usual to shorten the clearance.
A short hold
If the new keys are not released yet, the load stays strapped and sheeted on the vehicle rather than being unloaded on the street.
Unload and rebuild
As soon as you take possession we unload and rebuild the essentials first: bedrooms, then kitchen, then the rest.
In this specific case we recommend booking the cleaning for the following day. Forcing three tasks into one day is what ruins most handovers. See also same-day moving.
How to book a clearance that holds its hour
Four steps, and the time is confirmed in writing.
- Send photos of the unit, the new address and your lease end date on WhatsApp.
- You get a free survey and a written estimate of volume, run count and expected finishing hour.
- Book the cleaners at least an hour after that time, or for the next morning.
- We clear on schedule, and you or the cleaners walk into a completely empty unit.
If your move stays inside one district, short-distance moving explains how we price it, and the moving checklist covers the week before.
Frequently asked questions
No. Wththab is a moving and storage company. We handle clearance, dismantling, wrapping and storage, while cleaning is done by a cleaning crew or by you straight after we leave.
Moving, always. A unit with furniture in it cannot be cleaned properly, and cleaning half the rooms means redoing the work later.
For a studio or one-bedroom flat on a floor with a lift, yes. For three bedrooms or more it is unrealistic and usually ends in an incomplete clean.
Usually four to six hours including dismantling, wrapping and loading, and longer for upper floors without a lift.
No. Price is set by volume, floor level, distance and lift access only, all known before booking and written into the quote.
Interim storage, from SAR 150 a month for one to two rooms, including inventory and wrapping before intake.
Yes, and it matters, because the space behind a fixed wardrobe never gets cleaned and it is the first thing a landlord checks.
Sheet the corners and entrances before loading, dismantle anything that will not pass safely, and photograph the unit before the move and after the clean.
At least a week before the lease ends, so there is a spare day if something outside your control slips.
Yes, and it establishes the volume and the expected finishing hour, which is what you build the cleaning booking around.
