  • Corridor protection laid before the first item moves, and corridors left clear at the end of every shift, never part-blocked overnight.
  • Doors held rather than propped; fire doors never wedged, which is the fastest way to a complaint from a property’s own safety officer.
  • Crews briefed on which floors are occupied that day, because the occupancy map changes and yesterday’s brief is not today’s.
  • Waste removed from the floor at the end of each shift rather than accumulated in a service lobby.

These are not courtesies. In a working hotel they are the difference between a refurbishment that runs to plan and one that is suspended after two days.

That last point is where most of the commercial value sits. Handing a floor back as one block means the first room finished waits for the last. Handing rooms back individually puts keys back on sale days earlier.

Serviced apartments and long-stay blocks

Serviced apartments add two things a hotel room does not have: a kitchen and a tenant who lives there rather than visiting. Both change the plan.

The kitchen means appliances, and appliances mean drainage, levelling and a technician for reconnection. The resident means notice, consent and a realistic window — a long-stay guest who comes back to a half-finished apartment will escalate, and rightly. We work to the window the property agrees with the resident and we do not overrun into their evening.

Appliance handling

Fridges, washers and ovens are drained, secured and moved upright. Positioning and levelling by us; connection by the property’s licensed technician.

Kitchen units

Fitted units are removed as panels with fixings kept per panel where they are being reused, or stripped for disposal where they are not.

Never moved. Where a unit is occupied, the resident’s own property stays or is handled by the property, not by our crew.
