Al Yaqoot is one of north Jeddah’s newest villa districts, and most moves here are into a villa that has just been handed over or is still being finished. Wathab plans the job around that: floor and finish protection, staged delivery, and a written price after a free survey.
Where Al Yaqoot sits and why it changes the job
Al Yaqoot belongs to the belt of newer districts in north Jeddah named after gemstones, alongside Al Zumurrud, Al Lulu and Al Murjan, and it borders Al Sawari to the east. Most of its stock is villas and plots, a good share of them still under construction, and Mohammed Abu Nuqta Street is one of its known roads.
That makes for a very particular kind of move. The building is new and its finishes have never been used. The street outside may be occupied by plant and materials for a neighbouring build. The map pin may be approximate, because parts of the internal layout are recent and not fully numbered. So every job here starts with a location check and a site survey before a date or a price is fixed.
The practical consequence is simple: a move in Al Yaqoot is less about trucks and crew than about coordinating the state of the building, the state of the street and the owner’s own schedule.
The common case: moving into a newly handed-over villa
What changes when every finish is brand new
In an older home, a scuff on a wall or a floor disappears among the marks already there. Here it is the opposite. The marble has never been walked on, the paint is fresh, the doors are unmarked. Anything that happens on day one stays visible for years and usually costs more to put right than the move itself.

Trucks, access and parking on new streets
A small pickup handles apartments and partial loads at SAR 80 to 250, while a villa needs a larger truck or more than one run. In Al Yaqoot, though, where the truck can stand matters more than how big it is: there may be an active building site opposite, or an unsurfaced plot where you expected a kerb.
- We fix the parking point and the carry distance before the day, because every extra ten metres is time and crew.
- Gate width and height are checked before a large vehicle is dispatched.

Mistakes we see in new-villa moves
These come up repeatedly and none of them costs anything to avoid:
- Fixing a moving date before electricity, water and any internal lift are confirmed working.
- Bringing rugs and majlis seating in before the final clean, then having to take them out again.
- Letting a mover handle air conditioning units. Refrigerant has to be pumped down and lines run properly, which is an AC technician’s job.
- Leaving boxes unlabelled, then losing hours hunting for kitchen items on the first night.
- Relying on the map pin alone in a district where some streets are not yet clearly numbered.
