A different kind of tenancy

Furnished apartment moving in Jeddah

Taking a furnished apartment turns the usual moving problem on its head. You are not transporting furniture at all, only personal effects — but two larger questions appear in its place: what happens to the furniture you already own, and how do you leave a furnished flat later without a dispute over property that was never yours. This page covers both directions, moving in and moving out, with prices in SAR and the inventory routine we recommend to every tenant.

What you actually transport

A shorter list than you expect, and it changes the whole price.

A furnished flat normally comes with the basics: a bed, a wardrobe, a sofa, a dining table, a fridge, and often a washing machine and kitchenware. What you bring is the personal layer on top: clothes, books, personal electronics, favourite kitchen items and a few small pieces.

That volume usually sits in the lowest band of the price list — individual items and cartons, SAR 80 to 250 within Jeddah. With one or two large appliances it rises into the single-room band.

  • Clothes, books and personal effects: cartons only, no large vehicle needed.
  • Personal electronics such as a television, computer or microwave: wrapped and carried upright.
  • Kitchen items: padded cartons, clearly labelled because they are the first thing needed.
  • Small favourite pieces such as a chair or desk: bring them only if there is genuine space for them.

The small-move option is set out on the pickup moving page.

The bigger question: where does your own furniture go

Three options, each with completely different arithmetic.

Anyone moving from their own furnished home into a let furnished flat faces a financial decision rather than a logistical one: what to do with a full set of furniture that will not be needed for the duration.

📦

Storage

Right if you will use it again within a year or two; starts at SAR 150 a month.

💰

Selling

Right for low-value second-hand furniture, where a year of storage can exceed what it is worth.

🏠

Moving it elsewhere

To a family home, for example — sensible only where there is real space, not just a polite offer.

The rule we recommend: calculate the furniture current value, not what you paid for it, and compare that against a full year of storage. If the cost approaches the value, selling wins. If it is well below, storage is the right call.

Stored volumeMonthly rent (SAR)
One to two rooms150 – 300
A full flat of furniture250 – 450
A villa of furniture400 – 800

Storage is billed monthly under a written agreement, and warehouse access is by appointment.

The inventory that protects you at the end

The most valuable twenty minutes in a furnished tenancy.

A furnished flat means property that is not yours stays in your care for the whole contract. Disputes at the end are almost never about your things; they are about the landlords — a broken chair, a stained mattress, an appliance that stopped working.

There is no remedy after a dispute starts, but there is a complete remedy before it: a written, photographed inventory signed by both parties on the day you move in.

1

List every item

With quantity and condition, not just the words fully furnished in the contract.

2

Photograph everything

A wide shot of each room and close-ups of any existing scratch or damage.

3

Test every appliance

Fridge, washing machine, air conditioning and water heater, and record any fault before signing.

4

Both parties sign

One copy each, carrying the same date.

5

Repeat it on the way out

Same list, same order, so any difference is obvious and undisputed.

It costs nothing and typically saves hundreds of riyals in deposit deductions at the end of the tenancy.

Moving out of a furnished flat

The simplest move there is, provided the inventory exists.

On the way out you take only your personal effects and leave everything belonging to the landlord in place. The one recurring problem is that the arrangement changed during the tenancy: a chair migrated to another room, a side table ended up on the balcony, a bed was shifted to make space.

So we add one simple step on the way out — restoring the original layout. Every piece goes back where the inventory photographs show it before you hand the keys over. That alone prevents most of the discussion with a landlord.

  • Return each piece to its position according to the move-in photographs.
  • Do not dismantle any of the landlords furniture, even helpfully; unrequested dismantling becomes your liability.
  • Report any fault that occurred during the tenancy before handover day, not on it.
  • Photograph the flat after your things are out, exactly as you did on the way in.

If your next home is unfurnished, the following step is bringing your own furniture out of storage and reassembling it, which we do on the same day.

Prices in SAR

The lowest band, with one exception.

Because only personal effects move, the price sits in the lowest band of the list. The single exception is when your own furniture goes into storage on the same day — then there are two loads: one to the warehouse and one to the furnished flat.

Move sizeEstimated price (SAR)What it covers
Pickup / single items80 – 250One or two pieces inside Jeddah, loading and unloading
Studio or single room350 – 600Dismantling, packing, loading, transport, reassembly
Two-bedroom flat500 – 900Full crew with a closed truck
Three-bedroom flat800 – 1,400Larger crew and extended packing
Four to five bedrooms1,200 – 1,900Sometimes two days depending on floors
Small villa1,500 – 2,500More than one truck and an extended crew
Large villa2,500 – 4,000Scheduled over two days with full packing

Prices are estimates and are fixed after a free survey. The agreed figure is written down before work starts and does not change afterwards.

Running both loads on one day costs less than splitting them across two, because sorting and wrapping happen only once.

Who takes furnished flats, and what each needs

Three situations with three different requirements.

💼

A temporary assignment

Needs a light move plus storage for their own furniture for the duration of the posting.

🏗️

Waiting on a new home

Needs short-term storage and flexible scheduling around a handover date that keeps moving.

🎓

A student or single professional

Needs the lowest possible cost and a quick move with few pieces.

The second case is the most common in Jeddah: a family that has sold or vacated and is waiting on a new property, living furnished for two or three months. That situation suits combining the move and the storage in one arrangement, covered on the short-term storage page.

Common mistakes in furnished tenancies

Four things that cost tenants money for no reason.

1

Bringing furniture with nowhere to go

A furnished flat is already full; extra pieces end up on the balcony or going back.

2

Skipping the inventory

The single biggest mistake, and its price appears at the end rather than the beginning.

3

Storing furniture that is not worth it

A year of storage for tired furniture can equal the cost of replacing it.

4

Leaving things with relatives

It looks free, but it means two extra moves and near-certain damage.

The simple rule: a furnished flat requires one clear decision about the furniture you already own, and making it early is cheaper than deferring it.

Short-stay furnished units have their own rules

Weekly and monthly lets run on a tighter clock.

Part of the furnished stock in Jeddah is let by the week or the month through agencies or booking platforms, and in those buildings management is far stricter about check-in and check-out times, because the unit is usually prepared for the next guest the same day.

That means your departure time is not flexible — typically before noon. Anyone moving their things out in the afternoon ends up rushing or paying for an extra night. We therefore always schedule these early in the morning.

  • Ask for the exact check-out time before booking the move, not afterwards.
  • Book an early morning slot; a pre-noon departure is the norm in this segment.
  • Have everything in cartons the day before, because the window is shorter than it looks.
  • Tell reception when the moving vehicle will arrive so it is not turned away at the entrance.

Here preparation is not advice but a practical requirement, because the time window leaves no room for delay.

Your own appliances in a flat that already has them

What to do with your washing machine when one is already installed.

Appliances cause the most hesitation when moving into a furnished flat: you own a good washing machine and fridge, and the flat already has both. Moving them makes no sense, leaving them behind is not possible, and selling them is a loss if they are nearly new.

The practical answer is storing them with the rest of your furniture, prepared properly: fully drained, left open for a day to dry inside, then wrapped and sealed. An appliance stored with water still in it is the one case where storage ruins something that was working perfectly.

🧊

Fridge

Emptied, cleaned and left open for a day before storage to prevent odour and mould.

🧺

Washing machine

Fully drained with the filter housing dried, and the drum secured before it is lifted.

❄️

Split AC

If it is yours and installed, removed with the gas pumped down and both units stored together in one crate.

Full preparation method for each appliance is on the appliance packing page.

Frequently asked questions

Yes, and it is cheaper. We sort and wrap once, then run two consecutive loads the same day.

Not without a written request from the landlord, because unrequested dismantling becomes a liability.

Yes, and it is useful here because it settles what goes into storage and what comes with you. The written quote that follows separates moving from storage. If the unit sits inside a gated compound see compound moving services.
